I'm not doing our sellers a service by misleading them or letting them proceed without a thorough, honest and objective evaluation of their property prior to pricing and going to market. Let me give you this opinion, but also ideas and strategies to improve your property in the current market environment.
Properties listed at the right price sell fastest and put the most money into their sellers’ pockets. Under–pricing, isn’t common, but can cost you money you really need to move on in life. Over–pricing is a really bad practice that can keep a property on the market longer than necessary and end up with price reductions and low–ball offers.
Markets are like the weather, always changing. I’ll keep you updated on market conditions and how they may call for price changes or other actions to adapt.
Good markets or slow markets, buyers are always trying to pay the lowest price or negotiate for seller concessions. I do this every day, and I’ll help you to respond to offers and counter offers unemotionally and with the very best end result.
Price negotiations are only the beginning. Once a contract is in place, there are documents, disclosures and inspections to get past. Any of these items can result in further negotiations and can make or break a deal.
Dozens of detailed tasks, document deliveries, deadlines, inspections and mortgage details are all in store between a price agreement, contract and a closing. I'm on every one of them and will keep your transaction organized and moving.
I help my clients to value their property through a thorough CMA, Comparative Market Analysis reports using current listing price data and past sold comparable property sales. It’s important that I help you to search the listings on our site to learn about currently listed similar homes in your area. Only by knowing the competition can you make improvements and set a competitive listing price.
I have perfected a marketing plan for every type of property in the Rancho Palos Verdes, Torrance, Redondo Beach, San Pedro, Palos Verdes Estates, Gardena, and Lomita real estate markets. Some things work better in some areas and price ranges than others. I’ll show you a specific plan for your property. I consider it my obligation to help you to thoroughly and objectively evaluate your home’s condition and features to properly assess how it competes in the current market.
A property that isn’t priced well will either leave money on the table for our sellers or cause the property to linger on the market. I do thorough CMA reports to help my sellers value their properties with realistic market expectations. Markets don’t just change monthly, they change daily in many instances. As new listings come on the market and others sell, the supply/demand ratio changes and your price may need to be adjusted. I provide you with regular market updates to keep you in the loop.
I do the marketing and property valuation process well, and that means you’ll be seeing a buyer with a contract soon. I am with you every step of the way in the contract price negotiations and will work to get you the top price possible with the fewest concessions. The negotiations rarely end with the price however. Once the buyer completes their inspection and document examination processes, they often object to things discovered and request corrective action that involves expense to the seller. I'm here to work with you every step of the way and help you to keep the deal alive without “giving up the farm.”
There are more than 50 tasks, objectives and deliveries involved in taking a seller side transaction from contract through a successful closing. I'm on top of all of them to make sure you leave the closing table with a check to move on with life.
